I understand that the experience felt frustrating, however, I’d like to clarify that I was not representing you in this transaction—I was the buyer’s agent and represented my client’s interests throughout the entire process. Real estate transactions can be emotionally intense, and I aim to approach every negotiation with transparency, integrity, and professionalism. Regarding the concerns you mentioned: the commission amount was included in the original purchase agreement on line #406, and there was never any signed agreement reflecting a lower buyer broker commission. The initial walk-through was intended to assess whether the smoke odor had been removed, but my client was not present at that time and had not personally confirmed the condition of the home. During the final walk-through, my client noted several issues that had not been addressed per the agreed-upon inspection amendment, including the lingering smell of smoke, lack of professional cleaning, inconsistencies in paint and appliances condition that were not visible during our initial showings, and there were various other inspection items that were not addressed. The purpose of a final walk-through is to ensure the home’s condition matches what was contractually agreed upon, and my client was understandably concerned and unhappy. The buyer never received any gift cards but received a credit due to items that were not completed in the contractually agreed upon on the inspection amendment. To help make my clients transition easier, I took the initiative to arrange for professional cleaning and professional carpet cleaning immediately after closing, paid for from for my commission. I genuinely regret that you feel the process did not meet your expectations. My role was to advocate on behalf of my client, and while negotiations can be challenging, I always strive to handle them with fairness and respect. I encourage you to contact the agent that was representing you if you need clarification on agency relationships, representation, commission or any other misunderstandings about the details of your transaction, so he can clarify these items with you.
